Interior vs. Exterior Painting: How often should you repaint?
How’s it going everyone. One of the main questions for all those who care about our business or our homes curb appeal is, how often should I paint my space? Well, you’ve come to the right place as we’ll give you a simple timeline for each area that you may have concern for.
Why repaint matters for property maintenance.
Regular painting isn’t just about the aesthetics but also an essential part to your overall property maintenance. Well-maintained paint protects surfaces from moisture, UV damage, and everyday wear and tear. Therefore, it is important for you to know when and how often you should paint. Lets look at some numbers.
Interior Spaces:
Although you don’t face the same weathering as the exterior surfaces of your property, it still deals with daily wear and tear. Whether your toddler is tossing spaghetti on to the walls, or office chairs bumping, there will always be wear and tear.
Living Rooms, Dining Rooms and Lobbies: Repaint living rooms, dining rooms and lobbies very 5-7 years depending on the wear and tear of the walls
Kitchens and Bathrooms: Repaint kitchens and bathrooms every 3-4 years, these areas face the most exposure due to high activity levels.
Ceilings: Since there isn’t much interfering, ceilings need to be repainted every 7-10 years, unless there is discoloration, damage or other causes.
Exterior Spaces: For all my costal friends and clients that live closer to the beach, there can be tougher jobs and more wear and tear due to the lovely beaches.
Wood Surfaces: Wood needs to be repainted every 3-5 years. Wood is more prone to swelling and contracting moisture, so it needs regular maintenance if you’re by the beach. If you’re not close to the beach, the wood can be painted every 5-7 years.
Stucco: Stucco needs to be repainted every 5-7 years. Stucco tends to hold well in mild climates but that salt air from the beaches tends to increase the wear on stucco. For those not close to the beach, stucco can be repainted every 7-10 years.
Brick and Concrete: Brick or Concrete need to be repainted every 10-15 years if done right the first time. But a touch up can be done every 5-7 years to keep it looking sharp. This can work for both costal and non costal areas.
Signs its Time to Repaint:
While there is a timed schedule on when you should repaint your property. There are also signs that can appear that basically say, “Hey! It’s definitely time to repaint.” Here are some key points that you should be looking out for.
Fading Colors: If the colors on your house or business has faded colors, it’s time for you to repaint, unless you like the new faded color.
Peeling or Cracking: This one may seem obvious, but you’d be surprised by the amount of people that let this slide until further damage occurs. Then clients are surprised by pricing, because they neglected to fix the problem when it appeared in it’s early stages. If you see peeling or cracking, it’s time to repaint.
Stains and Discoloration: If you see stains and discoloration, its time to repaint. This usually occurs because of moisture creating yellowing and browning spots.
Now after you have applied some new paint onto your property. There are a few tips to help you maintain the paint.
For Exterior Areas make sure to power wash these exterior surfaces to remove any buildup. Also make sure to address the problems early! If you see hairline cracks in your stucco, or areas that are starting to tear, pick up the phone and call. Last piece, using high quality paint can lead to high lasting finishes.
